Cockroach Control in Collingwood & Blue Mountains
Almost always German cockroach, almost always arrived in something carried in. In a shared building it is never one unit's problem.
They came in a box. That is almost always the answer, and it is worth having up front, because this is the call people put off making for a fortnight. Cockroaches are not a regional pest here in the way mice and cluster flies are — they arrive in a bag, an appliance or a piece of second-hand furniture, then establish somewhere warm and humid with food nearby. Which is why in this area they concentrate in three places: condo buildings, rental units and food premises.
Do not spray them
This is the single most useful thing on this page. A retail aerosol scatters a German cockroach population into voids you cannot reach, and it leaves a repellent residue that keeps them off the gel bait that would actually have worked. A well-meaning weekend with a can routinely turns a two-visit job into a two-month one.
The program that works is gel bait placed where they harbour, an insect growth regulator to break the reproductive cycle, monitors to measure whether it is working, and two follow-ups. No fogging, no perimeter spray inside.
Where they actually are, in order
- The motor housing of the fridge and the dishwasher — warm, dark, humid, and never cleaned.
- Under and behind the kitchen sink, where the plumbing penetrates the cabinet back.
- The hinge voids and screw holes of kitchen cabinets, particularly near the kettle.
- Inside the microwave control panel and under the coffee machine.
- For Oriental cockroach rather than German: floor drains, sump areas and damp block basements.
Condominiums and rentals: one unit is the whole building
German cockroach moves between units through shared plumbing chases, wiring penetrations and the gap under a common wall. Treating the unit that reported it and no others is the most common reason a condo corporation pays for the same problem four times in a year. The unit either side and the units above and below all need inspecting, whether or not anyone in them has seen anything.
Who pays, and who has to let us in
In a rented unit the treatment is the landlord's responsibility and the preparation is the tenant's, and a job fails when either side assumes the other has done their part. In a condominium the corporation normally holds the contract for the common elements and the plumbing chases, which is where the movement between units happens — so a unit owner treating privately is paying for half a solution.

The commercial problem is the same one bed bugs create in this town: a guest who sees one writes it down, and the review outlives the infestation. Gel bait is discreet, leaves no odour and needs no evacuation, so the work fits between bookings — but it needs the follow-ups, and a property let every weekend has to have those booked in advance rather than fitted in.
