Bed bugs travel on luggage and on people, which means the risk in this area concentrates exactly where you would expect: accommodation that turns over frequently.

The Blue Mountains and Wasaga Beach between them hold a very large stock of short-term rental property, and a chalet that hosts forty different parties a season has forty opportunities to receive an introduction. This is not a cleanliness issue and it never has been — it is a traffic issue, and the properties at highest risk are frequently the best kept.

Identification first, always

We will not treat for bed bugs without confirming that is what you have. Bed bug treatment is expensive and disruptive, and bat bugs, carpet beetles and fleas all generate the same phone call. Bring us an actual specimen if you have one — tape it to a card — or clear photographs of the insect and of the bites and staining.

The signs worth checking for: small dark spotting along mattress seams and the bed frame, shed skins, and live insects in the seam and tag area of the mattress and in the headboard fixings.

For a rental property that difference is usually decisive. Three to six weeks of a chemical program in February is a closed booking calendar through the best part of the season, and the lost revenue exceeds the difference in treatment cost several times over.

Discretion

Unmarked vehicles and plain clothing, as standard and without being asked. For an operator on a rental platform a visible pest control van in the driveway is a business problem quite separate from the insects, and for a private household in a small town it is nobody else's business.

If you are a landlord or an operator

Two practical points. Adjoining units need inspecting even when only one has a report, because bed bugs move through shared walls and service penetrations and treating one unit of three is money spent on a problem that walks back in. And keep the paperwork: dated inspection and treatment records are what protect you in a dispute with a guest or a tenant, and reconstructing them afterwards is not possible.
