Century buildings

A farmhouse that has stood for a hundred and forty years has been altered repeatedly, and every alteration is a junction. Stone foundations with weathered mortar, additions built onto additions, roof planes meeting at angles nobody would design today, and timber that has been damp somewhere for decades. Exclusion on these buildings is genuinely skilled work and it cannot be quoted from a photograph.

Carpenter ants and the wooded edge

The escarpment side of Clearview is wooded, shaded and wet, and carpenter ants follow moisture into softening wood. The parent colony is usually outside — a stump, a dead limb, stacked timber, a landscape tie — and what ends up in the building is a satellite. That is why our inspection covers the yard as well as the kitchen, and why the advice usually includes moving the woodpile off the wall.

Properties that had ice damming in a heavy snowbelt winter frequently produce carpenter ants the following summer. A wet roof deck and a wet top plate are exactly what they want, and the sequence surprises people because the two events are a year apart.

Wells and septic

Practically every property out here is on a private well and a septic system, and that constrains what can responsibly be applied and where. It is a live consideration on exterior treatments near a well head, and it is one of the reasons we favour physical exclusion over chemistry wherever the two are genuinely alternatives.

Getting here
